Hello Board,
 
Sally Sacco works for Dekker Parish Sabatini and represents the developer for Ventura Place Shopping Center.
They are going to build the building for the developer who has leased the space to Bed Bath & Beyond.  This is okay, however, 
The developer & the architects want to make the letters on the outside of the building very large to match the building. **The La Cueva Sector Development Plan states the letters are limited to 26 inches which is very large.  The franchise people for Bed Bath & Beyond want the letters even larger.  So they are going against the La Cueva Sector Development Plan that we worked on for 6 years and ask for a variance and they want Vineyard Estates Neighborhood Association to support the variance for giant letters.
 
I need a vote for this and any suggestions that you might have.  The giant letters serve no purpose as Paseo Del Norte is very close to the building and so is the neighborhood.  The letters are designed for large shopping Center with large parking lots.  Ventura Place Shopping Center is a very small neighborhood center with a very small parking lot.  The parking lot is congested already and the building is not even built.  
 
Please look these pictures over and prepare arguments – any suggestions you have will be welcomed.  The developer is flying in tomorrow and will meet with us at the architectural firm of Dekker Parish Sabatini this Friday at (9:30 A.M.) 
 
I need volunteers to go with me please.  The architectural firm is one the best in Albuquerque; they will have worked on this for a long time before they contacted us.  Sally has said that they are going to have a hearing for the variance and want the giant letters.  We are now in the position that we must defend the La Cueva Sector Development Plan (LCSDP).  The LCSDP that says there are limitations to the letter size on commercial buildings because the shopping center is located in a small neighborhood center.  
 
The La Cueva Sector Plan is also being challenged by Daskalos’s, the developer building the large shopping center at Wyoming and Paseo Del Norte.  Other Neighborhood Associations have been fighting this battle for several years and they need our help. So I will be at City Council Offices Friday afternoon with Councilor Winter & Bob White the City attorney to work on a plan to strengthen the La Cueva Sector Development Plan.  Daskalos’s & Bob Keeran (proposal to close Signal Avenue) work together.

Hi Pat,
 
I've attached the files of the drawings that we submitted to the Zoning Department for our sign variance request that I spoke to you on the phone about this past week.  I've updated the elevation with the colors of the letters per your request.  I've also attached the sign specification drawings I just received from Bed, Bath and Beyond per your request.  
 
As you will see in the site plan and elevations, this is a building mounted sign that will face Paseo Del Norte, not the residential neighborhoods that are to the north.  The sign letters are sized according to the standards that our national tenant has set for their building signage requirement, which is indicated on their spec sheet.  The sign is in proportion to a building of this size, 28,000 s.f. and you will see on the elevations how it is proportional to the front entry element.  The sign will be internally lit.  The request is for the building mounted sign only.  The monument signs that will have Bed, Bath and Beyond's logo in it will be within the same stone monument signs that are currently on the site and have already been approved.
 
My client, Chris Richter, will be in town next Thursday and Friday (March 29th and 30th) if you would like to go over these drawings and what we propose in further detail we would be happy to meet with you and/or the neighborhood association.  The hearing is set for April 17th and the notification of this will be giving to you by the city of Albuquerque Zoning Department.  We would like to address and work with you on any of your concerns prior to that meeting if possible.  Please also feel free to call me at 761-9700.
